• Evaluate & Control the value engineering, design, supplier and material selection.

• Ensure that the works are installed to the specifications, quality and other requirements detailed in the contract documents.

• Monitor progress of all aspects of the work to ensure completion on time. Notify the client of any delays to the works.

• Make regular applications for payment and collects cash to achieve positive cash flow.

• Review designs issued by the consultants to ensure they are suitable and adequate. Review and resolves any anomalies prior to starting of work.

• Responsible for MEP Coordination & organize MEP coordination meetings with all Engineers.

• Ensure that the works are undertaken in a safe manner utilizing a project specific safety plan.

New credit card restrictions just took effect regarding penalty fees. Here’s what you need to know

As of August 22, 2010, new rules came into effect to restrict the ability of credit card providers to charge excessive penalty fees under the Credit Card Accountability Responsibility and Disclosure Act of 2009 (known as the Credit CARD Act). While this is a good move aimed at protecting you, the responsibility for sensible credit card usage still rests with you, and it’s important to understand both how the Act applies to you, and what you can do to keep your penalty fees under control.

Steps

  1. Understand what the new rules mean for your card usage. Penalty fees are capped or constrained under the new rules, to prevent excessive charges from being passed on to you. Penalty fees include late and over-the-limit fees.

    • Penalty fees will be capped at $25 for most customers.
    • Penalty fees will not be permitted to be any bigger than the minimum payment due.
      • This means that if you are late paying a $15 minimum payment on your card, the late fee cannot be any more than $15.
      • It also means that if you go over your limit on your credit card by, say $10, the over-the-limit penalty fee cannot be more than $10.
    • Multiple penalty fees cannot be charged for the same violation.
    • Inactivity fees are banned. This means that if you decided not to use your credit card, you cannot be charged for this inaction.
  2. Note that it is still possible to be charged higher penalty fees. This can occur where a consumer shows a “repeated” pattern of violations on very large minimum payments, or if the credit card issuer can show that charging a higher fee will offset its costs to chase up the violation that brought about the penalty.
    • If you are late or over your credit card limit two times in a period of six months, the card issuer can hike the second penalty fee to $35. If the card issuer can justify an even higher increase in the penalty rate to regulators, you risk an even higher rate.
    • For you, this means don’t be a chronic late payer or over-spender of your limit. If you are, the bank still has plenty of leeway to charge you higher penalty fees.
  3. Be aware that the Credit CARD Act does not address interest rate hikes imposed on consumers who violate the terms of their credit card agreements. This means that if you spend over your limit, while your penalty fee is limited, you might receive a permanent penalty increase on your interest rate under the terms and conditions of your credit agreement. And, worse still, this will remain the interest rate for your future purchases.
    • Review the terms and conditions of your credit card provider to see what applies to you by way of interest rate penalty increases.
  4. Practice responsible credit card ownership. Credit cards are a great means to manage your money flow when used prudently and paid sufficiently, always on time. Credit cards let you earn bonus points and rewards, they give you the freedom to purchase when you need cash flow, and they allow you to “float” money for up to a month provided you’re paying them up on time. Responsible credit card usage includes:
    • Paying at least the minimum balance on time. The $25 limit is still a lot to pay for something you could have done by paying the minimum amount on time. If you let this slip, say three times a year, that’s $75 that could have been paying off debt, going into savings, or paying for something you’d rather enjoy.
    • Knowing your card limit and the extent that you’ve already charged it, at all times. This includes keeping track of regular payments that you’ve set up to be charged automatically.
    • Not falling into the mental trap of thinking you’ll “get around to paying” a large lump sum down the rack rather than paying the minimum amount by the due date required each month. If you don’t pay up repeatedly, this can sufficient to represent a “pattern” of repeated violations but it also sets you up for a “pie-in-the-sky” attitude about owing money. If you can’t pay it now, what makes it more likely that you can in a few months time?


Tips

  • In addition to the fee restrictions, card issuers have been asked to review the rate hikes that were put into place prior to the Credit CARD Act, which came into effect on February 22, 2010.
  • If you can’t practice responsible credit card management, switch to a debit card until you’re ready to try again. You won’t get the same flexibility or rewards but you will get your financial limitations sorted.
  • While some members of the banking industry fear that capping the penalty fees will lead to less credit availability,[1][2] some commentators believe that banks will simply find other ways to pass on more costs. Whatever the reality, the morale of the story is the same – watch out for your own financial interests by being a cautious and diligent credit card consumer.


Warnings

  • Late payments harm your credit score, even if you’re not concerned about the penalties.
  • Credit card providers will tell you that you have the right to close an account if you don’t like it. While true, this also means that you need to pay off the debt before it can be closed fully, and you might still take a credit score hit if things have gone wrong for you under that card. Don’t rely on just closing the account when things get too hard; it’s a false solution.

How to Make Your Text Messaging Conversations More Meaningful

For many people, text messaging has become a primary (and in some cases the only) means of communication between them and their friends and loved ones. As such, people have developed different ways to communicate using only 160 characters a page, sometimes in abundance or in scarcity. This article will help you if you are tired of having meaningless conversations with acquaintances, need to rid yourself of over-texters, and need to break out of the text slang and emoticon mold.

Steps

  1. Text someone worth your time. Breaking the endless cycle of meaningless text message conversations starts with only talking to someone who offers interesting topics and firm opinions. Don’t text someone just because you know that they’ll be at home, bored, with nothing better to do than text you. If that means not text messaging who you usually do and having to wait longer for a response from someone worth your time, so be it.

    • Text messaging shouldn’t be any different from having a conversation in-person: If it isn’t going anywhere, don’t let it continue.
  2. Hold yourself to your own standards with other people. If someone constantly text messages you for the only purpose of having someone to text message, shake them off. Take longer to reply, give shorter answers, and stay ambiguous and passive in your answers. Eventually people will start to take the hint that you aren’t going to put any effort into the conversation, so they will cease text messaging you as much as they can.
  3. Ask open-ended questions in your conversations. If you’re having a conversation with a person you enjoy talking to, do as much as you can to keep the conversation going. Ask questions that require more than a yes or no answer, leaving room for your opinion and the opportunity to discuss related topics.
    • Instead of asking “Do you like pop music?”, ask “What are your favorite genres of music?” Questions like that not only spark conversations, but show that you have a genuine interest in the person and want them to elaborate on the topic.
  4. Keep the conversation well-balanced. Don’t ask questions or bring up topics just so you can give your opinion on them. It makes you look self-centered, and unless you show just as much enthusiasm in what the other person has to say, it will come off as annoying and rude. Avoid this by not only giving your opinion, but by also discussing or questioning the other person’s opinion.

  5. Avoid the one sentence/one word reply. Unless you are a person of very few words or can properly describe everything you need to say in one sentence, make a point of replying to a person’s text message in at least two sentences. Worst of all is the “K” reply, which is now associated the sender being angry at the receiver. Once you get to know a person’s text message flow better, you’ll be able to tell if you’ve said something to bore or anger them, but it is usually a one or two word answer.
    • If you are angry with a person, simply don’t text them until you have had time to cool off and think about the situation. One word and one sentence replies will only make you more angry with the person you are text messaging as you continue your infuriating conversation.
  6. Develop your own text messaging style. In the same sense that writers have different writing styles, consider creating your own standard of text messaging. A general sense of the English language should be upheld, because text message shorthand has become outdated and almost childish. Unlimited text messaging plans are now more affordable, so there’s hardly any excuse to have sentences with a garble of letters, numbers and symbols that take the place of a five-letter word. As such, you do not always need a smiley face or heart after every sentence unless typing it makes you genuinely happy. Nobody will take you seriously if you have :) :] :D :P :/ :( >:( after everything you say.
  7. Call the person if you have to. If your conversation has taken an unexpected turn and either gotten deeper or more heated, ask to call the person and talk to them directly. Sometimes a person can better communicate their ideas out loud rather than picking the correct words to type and hesitating to see if they express their ideas clearly.

    • Meet in person, if you must. Don’t let your thoughts and ideas be held back by text messaging, and stand firm on your opinions in whatever way you must.
  8. End on a good note. Do not randomly drop a conversation if it has been a good one. Doing so is the equivalent of hanging up on a person in the middle of a sentence. If the conversation has run its course, tell the person you have to go for the moment, or say good night if you need to get to sleep. Stay courteous and polite, so that the person can come to expect it and not be dismayed by randomly dropped conversations.

  • If you are unaccomplished in the world of text messaging due to age or lack of interest, ask someone with experience (i.e., a teenager) to help you learn the ropes and avoid text messaging no-no’s.


Warnings

  • Avoid at all costs using text messages as a way to convey personal information, i.e., flirting, confessing your feelings to a person, asking someone out, breaking up with someone, sexting, and harassing a person. It’s tacky and impersonal, as those things are conveyed better through face to face contact (although by no means should you harass a person).
  • Do not, under any circumstances, forward a chain letter. It’s pointless and fake, and will only annoy your friends who do not believe in those things. It is also illegal in some jurisdictions.

Menstrual pain may change brain structure

Washington, Aug. 11: Menstrual cramps, the most common gynaecological disorder in women, may cause alterations throughout the nervous system, a new study has claimed.
